Invite a renter

Speed up the application process for your tenants by using the invite feature in your Landlord Portal.

Step 1

Sign in to your Landlord Portal and click “Invite Renters.”

Step 2

Select the screening status for your applicant. This helps our team issue the right amount of coverage and determines your “company default.”

Screening Results

Here’s an overview of the options

Low coverage

Select "Approved"

  • 2 months of Rent Coverage
  • 1 month of Deposit Coverage
  • Average cost based on $2k monthly rent (~60%)

Medium coverage

Select “Approved with conditions”

  • 6 months of Rent Coverage
  • 1 month of Deposit Coverage
  • Average cost based on $2k monthly rent (~80%)

Max coverage

Select "Denied"

  • 12 months of Rent Coverage
  • 1 month of Deposit Coverage
  • Average cost based on $2k monthly rent (~100-125%)
Sample pricing shown based on a $2,000 monthly rent. Policy pricing varies and is determined by gross rent, the length of coverage, and the individual renter’s risk profile.

Step 3

Enter lease details. The lease length will default to 12 months - change as needed. Prepaid rent is the rent collected at lease signing. Our bonds accommodate for minor changes to lease dates. Any other changes please contact leasing@theguarantors.com.

Step 4

Provide the applicant’s email address, along with those of any roommates, if applicable. As a reminder, all leaseholders must apply.

Step 5

Confirm the Rent & Deposit Coverage options. Coverage will automatically be set to “My company’s default,” which is determined by your screening result selection above.

Step 6

Optionally, you can deviate from our standard coverage options and customize the coverage amount. Select "Customize Rent Coverage" or "Customize or remove Deposit Coverage" and then enter the desired amount.

Step 6

Once you click “Send Invite,” your renter will receive an email to begin their application. You'll receive a notification once they have started the application.
